Privacy Policy
Effective 6 September 2026. This is the current version. Updated 6 September 2026 to describe the optional online tour scheduler.
This policy covers enclaveestateschickasha.com, the contact form on it, the forms we run on Facebook and Instagram, and calls and texts to (405) 544-4970. It is written for Enclave Estates at Chickasha, 3507 W Mississippi Ave, Chickasha, OK 73018, professionally managed by Bedrock Property Management.
The short version. We collect what we need to answer you and to check whether your household fits the published income limits. We do not sell your information. We never ask about disability, family makeup, or any other protected characteristic on our marketing forms.
What we collect
Information you give us
- The interest form on this site. Your name, and a phone number and/or an email address. We also stamp the date and time you submitted it, because that is the record of your agreement to be contacted.
- A form on Facebook or Instagram. If you fill one out there, Meta passes us the details you entered — typically name, phone, email, how many people will live in the home, an income range, and how you would rather be contacted.
- Calls and texts. When you call or text (405) 544-4970, our phone provider keeps a record of the number, the time, how long a call lasted, and the content of text messages. We do not record calls.
- The pre-application. That form lives on livebedrock.com and belongs to Bedrock Property Management. What you enter there is handled under their own privacy practices, not this policy.
- The online tour scheduler. If online scheduling is available and you choose to use it, the scheduling provider named on that page collects the contact and appointment details you enter to show times and create the appointment. Do not put income, household, disability, or eligibility details in that form. Scheduling a tour does not determine eligibility or reserve a home.
Information collected automatically
- How you found the site. When you submit the interest form, we may save a broad source category, such as Google, Facebook, Zillow or a referral, alongside your enquiry in our leasing tracker. We derive this from recognized source tags, the type of referring site, or whether an advertising click marker is present. This source record does not include the click marker itself, a full referring address, search terms or browsing history, and does not use a new cookie.
- Google Analytics. Pages viewed, approximate location, device and browser type, and which buttons were tapped. IP addresses are truncated, Google Signals is switched off, and ad personalization signals are switched off, so this data is not used to build advertising profiles.
- Meta Pixel. Page views, and which contact action you took: tapping call, tapping text, opening the pre-application, or submitting the interest form. It is deliberately configured not to read this site’s form fields or button text on its own. Automatic Advanced Matching is off, so the pixel running in your browser sends Meta no name, phone number or email address. The only things attached to a pixel event are which part of the page the button was in and which action it was. Our server sends Meta a separate record when you submit the form — see what we send to Meta below.
- Vercel Analytics and Speed Insights. Aggregate page performance and load times.
- Cookies and local storage. The Meta Pixel sets advertising cookies. Google Analytics sets analytics cookies. Your browser also stores a small flag so the interest form does not keep reopening — permanently once you submit it, for 180 days if you use the button to tell us you have already given us your contact information, and for 30 days if you simply close it. Your browser also counts how many times the form has opened on its own, and stops opening it that way after three times; that count clears after a year, and you can always open the form yourself from the “Ask us to reach out” button near the bottom of the page. One part of that flag is a cookie, which means it is sent to our own server along with requests to this site. That cookie is set when you submit the form, and that is the only thing that sets it. It holds a single word saying that it happened, plus the date. It never contains your name, phone number or email address. Using the button to say you have already been in touch is remembered on your device only and never reaches our server; the same is true of closing the form and of the count of times it has opened. Calling or texting us changes nothing that is stored in your browser.
If you start typing in the interest form and then close it without submitting, we record only that it happened. Nothing you typed is kept.
What we send to Meta when you submit the form
When you submit the interest form, our server tells Meta that an inquiry happened, so we can see which ad it came from. Attached to that message is a scrambled one-way code made from your phone number and email address — a hash. Meta compares it against codes made the same way from accounts it already holds. If it matches, the inquiry is counted against the ad you saw. If it matches nothing, it is discarded.
Later, when the leasing team updates where your inquiry stands — that we reached you, that you toured — that update can be sent the same way, and it can carry a scrambled code made from your name as well.
A scrambled code cannot be turned back into your phone number, your email address or your name. But it is made from them, and its whole purpose is to let Meta recognise you, so we would rather say that plainly than call it anonymous. What we never send is the actual text of your name, phone number or email address, your income, your household size, or anything else you have told us about your household.
This happens on our server, not in your browser, so your browser’s cookie controls do not stop it. Meta’s own ad preferences let you limit how your activity is used for advertising.
Why we collect it
- To answer your inquiry and tell you about availability, pricing and next steps.
- To check whether your household is within the published income limits for the home you are asking about. Income and household size are qualifying criteria for this property.
- To measure which ads and which pages actually bring people to us, so we do not waste money.
- To keep a record that you agreed to be contacted, and when.
Texts and calls
If you give us a phone number, you may receive an automated text confirming we received your details, and a person from the leasing team may call or text you. Consent is not required to rent. Reply STOP to any text, or just tell us to stop, and we will stop texting you. Apart from one automatic confirmation when you first get in touch, every message we send is sent by a person. Message and data rates may apply.
Who we share it with
- Bedrock Property Management, who leases and manages this property.
- Service providers who run the site and our messaging, each only with what they need: Vercel (website hosting), Supabase (the database that holds inquiries so we can respond and measure how fast we did), Resend (email delivery), Quo (phone and text), Google (analytics), Meta (advertising measurement — see what we send to Meta), and Cal.com or Calendly only when that provider is activated for online tour scheduling.
- Program administrators, including the Oklahoma Housing Finance Agency, where the affordable-housing program requires it. That happens at the application stage, not from this website.
- Where the law requires it, or to protect our rights.
We do not sell your information, and we do not give your details to anyone for their own marketing lists. The only advertising use is measuring our own ads, described above.
How long we keep it
We keep inquiry records for as long as we need them to respond to you and to meet the record-keeping requirements of the affordable-housing program this property operates under. You can ask us to delete your inquiry record sooner.
Your choices
- Ask us. Call or text (405) 544-4970 and ask us to correct or delete the inquiry record we hold for you, or to tell you what it contains. If you live somewhere with a comprehensive privacy law you may have a formal right to do this; we will honour the request either way.
- Stop the texts. Reply STOP.
- Turn off the analytics. Your browser’s cookie controls will block these cookies. Google publishes an opt-out browser add-on for Analytics, and Meta’s ad preferences let you limit how your activity is used for advertising.
Fair housing
Equal Housing Opportunity. We do not ask about disability, family makeup, marital status, religion, national origin, or any other protected characteristic on this website or on our advertising forms, and we do not use those characteristics to decide who sees our advertising. Homes with accessibility features are available; call or text (405) 544-4970. If you need a reasonable accommodation at any point, tell us and we will arrange it. You can also dial 711 to reach the telecommunications relay service.
Children
This website is not directed to children under 13 and we do not knowingly collect information from them.
Changes
If we change this policy we will change the effective date at the top. Material changes will be described here rather than made quietly.
