A household of four may qualify earning up to $58,080, and the higher-income homes allow up to $77,440 at that same household size. A limited number of homes are also set aside at lower rents for lower-income households — ask us whether any are open. It’s income-restricted, which works differently from income-based housing. Rent here is a set amount — $1,289 a month plus utilities for most homes — and is not calculated from what you earn. Rent that rises and falls with your income is how public housing works, and that isn’t this program. Income decides only whether you qualify: your household’s yearly income has to be at or below the limit for your household size.

Houses. Every home is brand-new single-family construction with four bedrooms, two full baths, 1,240 square feet, a private yard, an attached two-car garage, and a washer and dryer. Yes — voucher holders are welcome, and a Housing Choice Voucher can be used on a single-family home like these, not only on an apartment. Bring your voucher paperwork and we’ll coordinate the inspection and the rest of the paperwork with your caseworker.

Pre-application (online or in person), a $30.43 application fee per adult, income and background verification, then lease signing. Income paperwork is the longest part, and we help you assemble it — our goal is one guided visit.

Yes — up to two pets: $25/month per dog, $15/month per cat; ask about breed guidelines when you call. Assistance animals for persons with disabilities are not pets: no fee, monthly charge, or breed limit applies to them.

Residents are responsible for their own utilities and lawn care — these are new, energy-efficient homes, which helps keep those bills down. Utilities are electric, water, sewer, and trash service. Call our office to confirm exactly which providers serve your home before move-in.

Yes. From 3507 W Mississippi Ave it’s about an 8-minute drive to the Walmart Supercenter at 2001 S 1st St, about 6 minutes to the Dollar General at 527 W Grand Ave, and about 7 minutes to the Dollar Tree at 1804 S 4th St. Drive times are approximate and vary with traffic.

Most homes rent for $1,289 a month plus utilities and no special is needed to get that rate. A smaller number of homes with a higher income limit rent for $1,474 a month plus utilities with one month free — you can take the free month up front, or spread it across the lease so you pay about $1,351 a month plus utilities instead.
